@Natalie Schanne - They said 30yr fixed.  I am guessing I will have to pay probably $2000 to refi though.

So, I got a call the other day from a lender that currently has my 2 bed 2ba condo.  The lady told me that they were reviewing my current mortgage and that since property values went up about 25k. I could refi, take $14k in cash and lower my current payment by $25/mo.  I still have to do floors and countertops to really make it cash flow.  I know this also drags the mortgage out longer though, but only by 3yrs.  Should I do it or keep it as it is?

You really never know even with a background check what someone will do.  It's a tool we use to try to avoid problem tenants.  So since they have lived here for 16yrs, there should be some record if trouble was caused during that time.  Right?

How do you all screen illegals for a rental property?  They have an ITIN but no social.  Can I ask the police to check for something?

I always hear people talking about purchasing closer to where they live so they can manage their properties.  So you guys all use property managers?

@Jerry W.Yeah.  There are ways around all these issues.  Going to go driving for dollars this weekend.  I am expecting good things.

This is all great stuff guys!  I do need to start driving for dollars.  I love the analogy of realtors and buying cars from a dealership.  Makes alot of sense.

Just trying to do this whole thing making less than $50,000 in my day job.  I cant find realtors that want to work with me because i can only buy something super cheap.  Nothing to buy within 20min. of where i live.  I just feel like i'm doing something wrong.  Anybody gone through this period?
