Thanks to @James Carlson and @Richard Santi. Your posts are an excellent primer to the topic. Thanks for your insight about risk, @Megan Hirlehey. It made me think that I should fully furnish a single room in my next house to test demand for it. Sure, that would still be a decent expense, but I'm willing to accept that degree of risk.

Hello, @Brent Barnes. I'd dive into some the BP books and set some mid-term goals for yourself. The goals will help you work backwards and make short-term ones. It's always good to be thinking a few steps ahead.

Also, the BP podcast has been focusing a lot on the importance of mindset lately, so I read up on that too. Mindset is just as important as strategy.

Thanks, @Rick Martin. To your point, I need to start with a duplex or quad, but I can graduate to larger-scale investments once I get my feet wet, build some capital, and start making connections.

Hello BP DCers,

What sense do you have of the consequences of the tragic building collapse in Surfside, FL on the D.C.-area condo market, if any? Are buyers now more hesitant to purchase a condo? I am selling my condo in a small four-unit building to start my real estate investing journey and wonder if the incident may make my condo harder to sell. I cannot cash flow my condo as a rental.

Certainly, my heart goes out to all those who have suffered a much greater difficulty than I may.
