Hello, I am looking to get licensed online in Texas. I've seen several companies which offer courses, are ones better than others? I am leaning towards Real Estate U, any idea how good they are?

Anyone know where I can find vacant land with mineral rights? Would the regular land sites handle this or would I need to go through an agent? Nowhere particular just trying to see what’s available and what going prices are. Anywhere in U.S.

Mark, is a cool guy. I have reached out to him on occasion and he has helped me with my questions, at no cost! Land isn’t for everyone though. If you aren’t doing your due diligence, it can bite you. Make sure you know what you are buying and Mark is a businssman and wants to help people succeed. Nothing wrong with that in my book.

Marc, don’t do anything until the county splits it. They assign a property ID to the property for tax reasons. I would have the seller do their part and file the paperwork and then buy it. You want to know what you’re buying before the county has properly identified the property. A survey may be needed.

If it’s a warranty deed, most title companies will not close without title insurance. Check with a local company in your area but I believe the insurance covers their work in tranfering title. It’s mainly a CYA for the title companies.

There are several websites out there; landwatch, landhub, and landmodo are a few. But, do your due diligence. Consult with a local forestry official or some from the county tax office. Make sure you understand why theyre selling.

If they mail you a payment, make sure they get tracking of some sort. I just sent a payment for a contractor and it got lost in the mail - it’s a hassle, make sure they track it at the very minimum. Also, would you be open to using an app like Venmo or Cash? Cheap and easy alternatives.
