I will be PCSing, and plan on selling and live in Deridder.
There are plenty of houses that aren't expensive that could be used for investment purposes, just the matter of what strategy you use.
I would target Senior NCOs or Field Grades since JRTC OPS Group has more than their share of them.
I'm here at Ft. Polk as well, as an OCT.
There are a few people here who invest, my main investment is my house at this stage.
Jeff Vincent is one of the people here who reached out to me, he knows more of the players in the area. There are some in the state, but not really much of a meetup group. I believe one meetup occurred a year ago or so, and I got some information, but haven't done much with it.

Felipe Mejia has been successful in Nashville. Work for his moving company for a day and he'll answer all your questions. He did a BP Podcast.

Congratulations, Bragg is a great duty station. Househacking is definitely how I would start investing if I could start my career over.
You could use a house rent each room sleep on couch, Air BnB rooms or get an up to 4plex.

Thank you for the thoughtful reply.
The Real Estate agent is a relative that I have a good relationship with (forgot that in editing first post). Since he's successful, wise and running a business, working with him for 2 weeks will only help me in the long run.
Could I become an agent? Perhaps after, since sales is enjoyable.
I love the Army and it's an excellent organization. Being a government employee for so long....sometimes it's difficult remembering what civilian life is like, and I do want to see the business world.

I am active duty military and will be working as an intern this summer for a real estate agent for 2 weeks, and want to learn and add as much value as possible.
What kind of questions would you want an intern asking?
What would you want an intern studying before they work for you?
Objectives: Understand how the home buying process works, various positions that go into the process, become a better real estate investor.
My experience: Have purchased current home with a VA loan. Have listened to dozens of BP podcasts, have read approx 8 RE books.
Current Plan of action: Read 2 more RE books monthly, listen to more BP Posts.
Frequently moving and profession makes becoming licensed unrealistic.

I'd negotiate with your creditors on the debt to reduce it.
The thrift shop on post and Goodwill near Crosse Creek have used college textbooks you can sell with bookscouter (app) or amazon.
Get on jump status for the $150 a month.
I plan on house hacking soon, if you're anywhere near base, you should be able to do that.
Find someone you can add value to, help them, develop friendship, and learn the trade.
Enjoy the best military installation in all of the military.

There's an air force base near Shreveport, about 2 hours or so north of me. Have only driven thru Baton Rouge.
