may want to narrow your circle a little as "up to 4 hours away" from Columbia, SC would include major metro cities such as Atlanta & Augusta Georgia, Charlotte North Carolina, and Charleston South Carolina (just to name a few). All are great investment areas but may be a big bite to try and take on all at the same time.

did the property manager provide a reason as to why they removed the tenant? Does your written agreement with the Property Manager require your consent before removing a tenant?

Question: Elderly owner would consider selling his home as long as he can continue to live it in. What kind of strategies can I utilize?

In my experience codes usually require a bedroom to have a door and window (for emergency exit) however every municipality is different. To get the right answer you should pay a visit to city-hall and speak with the permit or code enforcement folks.

Because when an insurance company pays claims, nobody writes an amazing review because it is "expected". Talk to insurance brokers, they know the ins and outs and are impartial/unbiased. 


 Remember, you run a business so you don't owe the broker you use for your personal life anything. Speak with another insurance broker and see what they come back with. If they can't find anything different than you can always go back to your personal insurance broker. Shop around.

I believe the "cleanest" thing to do is to simply serve notice (as is required by your state) to terminate the lease since he is a month-to-month. That also may be quicker (and cheaper) then a possible court battle for trying to boot them for the discharge. It could also get complicated if he is not arrested, or convicted, since then the property manager may not be able to terminate for "illegal activity".

Have you spoken to an Insurance Broker? They should be able to find you a reputable carrier for an umbrella policy that meets your needs.

Got to enforce the terms of the lease. Remember, you run a business, not a shelter. A tenant who is 3 months behind will never catch up. Time to go to the courthouse and file papers. Perhaps the tenant will realize you are serious and find some money once he receives the summons to appear in court.
