Chelsea - Search Facebook and Craigslist for ads, specifically those that say I Buy Houses. You can also find them by looking for Bandit Signs.

BTW - I am a wholesaler in the Fayetteville, NC market. PM me if this is an area you are targeting.

Jack - Everyone has their own qualification criteria which is dependent on their personal strategy as well as their target market. In my case I need to find leads that are at a discount so I target vacant homes where the owner has owned for more than 10 years.

One of the most popular places to get lists is from listsource.com. If you live in your target market than a very inexpensive way to generate leads for a novice investors is to Drive for Dollars.

Take a look at your marketing material, or better yet, have someone else provide you an honest assessment of your marketing material. Are you coming across as someone who simply wants to buy property to make a buck or are you someone who  wants to help a person with their problem?

Raul - Congratulations on want to become an investor! Whether you realize it or not you have taken the first and second steps: 1 - Have a desire and 2 - Education. I would recommend continuing with your education (read books, listen to podcasts, participate in BP forums, attend meet-ups, etc.). As you learn more it will help you establish a detailed goal to work towards as there are many facets of real estate investing and you can't do it all at once.

Have you spoken to smaller community banks? They are much more flexible than the bigger chains. May also be a good idea to open a checking account with one of them as a show of good faith. You don't have to put much money in the account.

Calculate how much pure profit you would make selling the property (ie. closing costs when you bought it, closing cost when you sell it, repairs, etc.). How long would it take you to make that money from the cashflow you are currently making?

The refi really wouldn't matter in the calculation since it is not pure profit.


If the pure profit is quite high you can do a 1031 exchange and buy the larger asset and defer the taxes.

Have you contacted an Insurance Broker or are you contacting insurance companies directly? If you haven't contacted a broker you should as they should be able to find a carrier thru their networks.

Contact Colee at Cornerstone real Estate (cornerstonerentalsnc.net). Very responsive, cut checks in a timely manner, have plenty of repair folks on staff to take care of work orders promptly, AND physically inspect all properties bi-annually to ensure tenants are following rules and taking care of property.
