That $600 bill is reasonable , since that AC company took care of it , you may want to build on that relationship   just let them know next time to get an authorization first before getting it done. I can assure you , an AC guy is one trade you will call multiple times in a year with 8 units. If you built that relationship with them, they will give priority to your calls, specially during summer when every AC guys are busy. I would even have them do an annual cleaning and check up to build that relationship with them , it may be an extra expense but Extends the life and reliability ofAC units. With them doing this annual service , in most cases they will give you good discount on future repairs. Just think that part of that 600 is a membership fee for VIP AC service , it is a write off anyway on your taxes or any maintenance expense for that matter.

I would consider that as a blessing to have a clean slate when you move in,  you dont want problematic tenants on your first property.

Start at home, do the maintenance work in your home, if something is broken and needs to be fix try to do it yourself before your parents call for a trade to have it fix . Learning the basics of electrical , plumbing , AC , painting etc will help you in this line of business which also save you a lot when you acquire your first home.

This is how I got started , maintaining the rentals of my uncle  when I was your age.

Hi Danielle , are you using the Flume device to monitor water consumption to bill tenants ? If yes , how and where it needs to be installed and how do you calculate how much to bill ?

@Aaron Jackson in most cases you cannot do anything on the property until after the closing , unless stipulated in the contract

The similarity is both are using OPM and for your own benefit .

Does not really matter , the suggestion is how to have funds or capital available to invest .

@Victor Medina I only used my PM for screening tenants , collection , eviction and getting service calls . I do all the maintanance and repairs to save up on their add on fee by calling folks on my speed dial , unless its an emergecy or im not around to respond to it.

@James Black doing the refi might stop your cash flow , another option is Heloc if you have equity on your primary residence.
