My recommendation is to stop calling Cambridge central MN.

If he’s been renting for 5 years, I wouldn’t get too worked up about it. Have all new adult tenants fill out applications and do an addendum to the rental agreement, assuming the condo is not overcrowded. Then as the virus stuff ends, raise the rent a bit.

Since you inherited the tenants, I’d charge $75 for removing the furniture and return the balance of the deposit. You don’t have any idea of the condition when they moved in.

I have done well in Brainerd. This area has a population over 20,000.  I’m not sure what our business growth would have been like in a smaller town.  Rents are decent in the Brainerd area, but not like bigger cities. We’re getting around $1000/mo for a 3 bedroom house.

I don’t know that market as I stick close to home. You think a cousin that’s currently living there for free would be a good tenant? Search on here about renting to friends and family.

Best to take the money from the sale and invest close to where you live.

Perhaps others will chime in about Fertile, but unlikely. Thats a really small market, population under 1,000.

I think it would be tough for you to try renting a Fertile property from Grand Forks. I live within a half hour drive from my properties.

Without a lease, I believe they are month to month. Even though you are dealing with friends, I’d post notice that you are ending their tenancy at the end of March. Be done with them and find new tenants that are strangers to you.

It has only happened to me during short sale. However, the discussion of who paid closing costs was discussed during purchase negotiations, not after.

I haven’t bought a property that hasn’t had a couple bugs to work out, like hvac and plumbing. I’m curious if you have asked the tenant to keep the place cleaner. If you’ve been nitpicking them, then they may be retaliating against you. Don’t expect tenants to keep the house as clean as you do.
