@Account Closed , Thanks, for your contribution. I'll be speaking with SJU sometime later this morning to find out all I can and to make a final decision on how I will proceed.

To all, I believe the property is withing the boundaries of the university. I noticed that there were a few students (or what seemed to be students) in the area.

Hello all, wanted some advice from anyone renting an sfh to students. Especially here in Philadelphia, specifically near SJU.

I have a property I recently acquired and was considering turning into student housing. Any suggestions, or what would be some pro's and con's with doing so?

  • To include or not to include utilities?
  • What utilities are customary to include?
  • Should I contact the university to see what or if they have guidelines for landlord, regarding to renting to their students?

Morning all, advice needed if anyone wouldn't mind. Re: Property in Bankruptcy. Got a call from a direct mail piece I sent out.

Per the owner: originally the property was in foreclosure and was listed for about a year or so (listing expired 12/2015) since then the owner has gone through bankruptcy (not sure yet, how she filled, however, meeting her today and viewing the property). and has gotten the property back. However, now she realizes she can't afford to pay a double mortgage, regular mortgage payment and the bankruptcy repayment. mortgage x 2.

The property is worth about $50k "As-Is" with a balance of $26k. 

I'd like to make her a cash offer for the house, unfortunately, I'm unaware of how the courts will respond.

Question: will the courts want to do an eval on the property for the Market value? or, Would seller financing be a better way to go?

@James Williams I noticed you only had one response to your question, and I would agree with the suggestion that was made... The site will give you all/most of the information that's needed, however, I've used the site to find were the buyers are buying. (Zip codes etc.)

There are two things that I've done and the later is the best IMO:

  • You can use Find Comps now to find recent cash deals in the area that you are looking to do business and it can give you at the very least, Who purchased a property in that area, How Much the paid for the property (not always accurate or available) You can then cross reference it the information with your county website, however, then you must find the contact information via other internet searches, although the info on the county site will provide at the very least the mailing address for the person or company who purchased the property.
  • IF you have access to the MLS (or have an agent that you are working with, you can then run a search for a property you have and look how the property was purchased (Cash, Traditional or other 203b etc.) if i'm not mistaken you can strictly do a search for all cash transactions in a certain area/zip code. 

This is just my opinion of how to get the information that you're looking for. others may have different or better options, how ever this has worked for me in the past. Hope it helps! although, i'm a few months behind.

I didn't or nor would I attempt to do this! This is not what I'm about or how I do things. Maybe for some, But I want NO part in this type of non-sense. I'm hoping that this will spawn a library of issues and ways to deal with them, or at least being able to ID certain types of issues so others can do the same.

"Don't judge me" LOL, this was not pre-written, no spell check, just right off the top of my head. My apologies in advance if it's not well written or makes total sense. 

So along my journey I've learned some lessons from some of the mistakes I've made. (I'm sure we've all been there or are going through it now.)  However, there are things I just don't understand. " Here's the short version"

So I get this referral to a guy for a opportunity that I have, we speak indirectly for a short while (PM's on another platform), he tells me that he would have "His Guy" come past and take a look at it... Great!I speak with "His Guy"  directly, who in turn tells me that he'll speak with "His Guy" to see when he can come by and see the place! 

Pause... Wait for it.... Now Go... WHAT?

This is my first experience with this (The Making of a Daisy Chain it seems to me). is this how some individuals work? or am I missing something? 

Please help me understand!

@Percy N. not sure at the moment (What's the norm in the area) however, I will be looking into it. Current water heater is still under warranty. but is good.

@TJ H., The property is in East Germantown SFR, I'll be making calls in the morning regarding prices to see what deals I can work out.

@Colleen F. The Heater system is dirty (Property's been sitting about 5-yrs) still should be good, however, I think that the conversion would be better for the long run.
