When I first began working for Innago, this was actually a question that I had as I was navigating the software, and one we get often from Property Owners.

To echo the sentiments from others here....SCREEN every one. Yes, there will definitely be additional fees to run an additional screening, but it is well worth it to have that level of transparency and assurance towards your tenants.

I agree with a few of the posts I've seen here. You're young. You're in a great position just thinking of these things at this point.

When you say "bite the bullet" on renting, I think that's something to reconsider. There's a notion out there that renting is "throwing your money away". It's not. You're paying for a home. There is some truth to the concept that buying vs. renting can be a better investment, but this is really on a case by case basis. In many cases it actually may be better to rent. Luis provided some great information on this in his post.

Ultimately, the decision is yours but I think the most important thing is to remain patient and make an objective decision.

You may not have rights to do much in this situation. The seller will definitely need to take action. It's unfortunate since it is a relative, but they'll need to either process an eviction or try to negotiate a cash-for-key situation as described earlier.

In my home state of Georgia, this process can be initiated even just with a verbal notice, but it's best to put it in writing. I would refer to the laws in your state for more specific information.

I think it'd be naive to be so dismissive of cryptocurrencies and blockchain technology. I understand the idea behind being skeptical about change, or anything that you're unfamiliar with, but it's pretty obvious there's a lot of value there.

At the end of the day, all investments are risks. Whether it's in real estate, stocks, business, cryptocurrency etc. What you decide to do should be based on your own situation and your own sense of risk management, not any one else's.

I think blockchain technology will be well apart of our future.

Quote from @Jenny F.:

Hi everyone!

I'm just beginning my journey into real estate investing. I'll be house hacking my way in for now and aiming to progress to using the BRRRR method. I'm currently located in the Hampton Roads area of Virginia. If you're in the area then I'd love to connect and meet up. I'm also looking for a mentor. Feel free to message me or leave a comment here.

P.S. I'm under contract after just a few months of studying and listening to every episode of the podcast.  Looking forward to connecting!

 Hey Jenai!

That's awesome you're stepping into real estate investing and property management. I am located in Atlanta, GA but originally from Newport News, VA so Hampton Roads is definitely home to me! I currently work in property management, but I have hopes of eventually getting into investing myself, especially back in the 757. I wish you the best of luck, and if you ever have questions about the Atlanta area (pretty popular for investors!) feel free to shoot me a message.

Thanks,

Darnell
