Don't worry about getting paid to make an introduction.  Make the deal your own and then you won't get cut out.  If you are not the flipper and not the lender, you don't deserve to make money on the deal.  Think of ways to add value to your involvement.

Could you let us know which bank it is you are working with that will do 75% LTV in multiple states without cash out if the bank has a minimum per property valuation or loan amount?

One of the reasons you will not see much on performing notes is because one of the qualifications for note sellers, like me, to avoid having a securities license to sell notes we create / hold / sell ourselves is that we do not make a public offering to sell those notes.  Performing note buyers then become someone that I know, or get to know through a business relationship.  My current note holders are family, friends and those that I've connected with through BP and have built a relationship with.  

I hold rental properties and performing mortgage notes myself.  I think these are two great areas to focus on as you mentioned.  Please connect with me about performing notes.  Thanks!

Most HMLs ONLY lend money on rental properties and NOT on your primary residence.  Make sure the numbers work and then use the financing you NEED to use to make the deal happen.  Don't wait to buy real estate, buy real estate and WAIT!

If you are looking for non-performing notes, Scott Carson is great.  I've spoken to him and I think he knows what he is doing.  Realize that NPNs do NOT get you out of "babysitting", performing notes do.  With NPNs you end up babysitting the tenant, the attorney, and the county to get your deal to work out and you may also have to babysit contractors, GC's and handymen if you get a property with issues that need correction.

Performing notes are the complete opposite, and where I've invested for the past seven years.  Few moving parts, very passive income.  No huge returns, but a solid 12% interest per year.  

The real question is how active or passive you would like to be with your investing because NPN and Performing notes are on the opposite side of the spectrum!

Hey Jeff, I have family in Ladera Ranch.  I own a few homes in Birmingham, Ohio and in Missouri.  There are benefits and challenges in each state.  You'll need a success team on the ground, like I have, or having any properties could be a big hassle.  I would suggest one title company, two property management companies and three handyman in each area you buy properties.

I have about 60 properties that I could refinance if you do not have a $50k minimum valuation.  Some are above and some are below.  Or is there a portfolio product that would work through Glassridge?

1. Without much time or effort involved, and 2. with a SDIRA that needs to only make money and never have a potential for loss, and 3. without having to start a lending company, with all the potential initial costly mistakes - I would suggest only one thing - PERFORMING MORTGAGE NOTES.

Seek first to understand Don.  No, I don't lend to myself.  From our phone conversation, I'm not sure how you misunderstood and would have the audacity to write something incorrect on BP about someone else's business.  I'm sorry your business is slow.
