question. If I already have an LLC taxed as a corporation should I wholesale through it or is that the same as having a corporation own real estate. Any buy and hold or flip I would do under a difference non-corp LLC

Hi folks, before I knew anything about REI I bought a brand new home 1 year ago. there is very little equity and the payment is manageable but leaves me not a lot for saving and investing.

I am thinking of selling my home on Sub2 at retail to a buyer. What should I take into account to have it work? My biggest concern is still having the underlying mortgage in my name.

There is not enough equity to sell it retail through a realtor.  I would owe money at closing which I'm unable and unwilling to do.


I already know the way I bought was not smart so please lets not waste data bits telling me that part :)

Title pretty much says it all.  I am just beginning.  I have a list of properties I got from driving for $$ and have done the skip tracing.  Are people generally receptive to phone calls from investors or should I start mailing first?

Hi. what a great thread. I'm new.  I put out my first ad.  I'm trying to find pre-foreclosure or otherwise motivated sellers because I want to wholesale a few deals to get my feet wet.  I put an "I buy properties" ad.. no pictures and tu duh.. it didn't work.  Any suggestions on finding good wholesale deals that way (or some other way) .

I'm doing my first "driving for dollars" this sunday.
