What indicators do investors really look for that lets you know whether the market is up, down, or trending in a certain direction? How can you tell?

@Jill F. You're saying you can't get more than 10 traditional loans unless you are married? Meaning that after 10 you have to seek other funding such as partners or Hard Money?

Is it customary to find a lender before making an offer on a deal? Or Finding and analyzing a deal, look for a lender who is willing to lend, and then offer?
