Tax is low comparing to N.J.

UNLIKE NJ and NY, no rent control is PA and CT, right?

Any reasons?   crimes, no jobs, no colleges?    Any rent control from government or all free market?

I am comparing this to NJ prices.  I see many 4 family sell for about $300K. 

Any experienced agents who can show properties ?   Let me know. Thanks.

Brokers seems the only way?

And such deals rarely appear on MLS. Maybe some on loopnet..

During past few years, investment properties is getting pricer and mortgage rate higher. 

What would you investing in with $1M price tag in NJ?     

I prefer properties with an already steady cashflow and still huge room to add value.

Key is cash flow.   Make sure the rent pays more than the expenses.

Is there already a group for members to join and meet ?   or we set up one from a small scale.  We can create an email/Facebook group and talk regularly. 

We can meet at Starbucks at Hackensack or other towns , to share info regarding finding deals, management, financing, etc.  

Bet most people are doing multifamily and mix-use and flipping  .

What company rent machines in bergen county?    No monthly fee; only income split?  

   Shall be at least 4 times of laundry each week.    maybe just negletable income, unless you allow neighbors or friends to use it. 

I can put them in the basement.  Rental is a good idea.  Hopefully, laundry income can be an asset when selling the property later. 

Will do when at least 1 of tenants move out.
