Single family rental has no good return in high tax state. Just sell and buy multi family rental properties.

right on. 

cash flow is #1.    Will not buy negative cashflow.. still repair cost can vary. 

also around NY area, appreciation is equally or more important than cashflow.  20% value increase is common.

seeking mix use or multifamily with stable HIGH rent income per unit in tri-state.  I prefer less units with higher rent  THAN more units with each unit at low rent. 

1. 25-30 % down payment is enough?

2. self manage or pay management company. 

Maybe will just get 4 family with each unit $2500 monthly rent.

Move in condition.  Has electricity and heat on.  Water is off.

if rent control applies , they donot need to move.  Also $1700 is not bad.

2 family in Bergen county in perfect condition.  Water is winterized. Maybe no gas for cooking.  It has electricity and heat on. 

Plan to buy in an LLC.

My long term lender only lends to non-LLC.

SHALL i reach provident bank, credit union?  I need long term lending relationship.

3 or 4, you just deal with the state.??  

By law, every landlord of a dwelling, except owner-occupied
premises with not more than two (2) rental units, must file
with the clerk of the municipality in which the residential
property is situated, or with the Bureau of Housing Inspection
in the Department of Community Affairs, a certificate of
registration (N.J.S.A. 46:8-28).

Just got off the phone with the JC City Clerk's office.  If you have an 1 or 2 family rental, you need to register it with the city.  3 or more, you need to register it with the state.  Of course, if you have a 5 unit or more property, you need to register it with their rent control people (Office of Landlord Tenant Relations.)  So 3 or 4, you just deal with the state.
