Good cash flow and value appreciation.  Maybe Mideast and southern have most such good deals.

Good cap rate.  How is property value increase rate in the area?  I may invest there.

@Chris B. I am in N. NJ too. Nj is hard due to high price and tax. Who do you get refinancing from?

You need sell one , and use the cash to buy two more.   Repeat.

Location is key.  If it is in nyc area at this price , it is a deal.

MLS or off market owner direct deals.

1. the building itself as others said.  Roof / basement is #1 for me. 

2. Interview the tenants if you are buying the tenants inside .  Make sure they are reasonable.  You need to interview them and you feel comfortable with them.

If you are in northeast of USA, impossible to profit from single family rental.  Only multi family works.
