what is  Allentown Fee: 225 (75/unit/year) ?

It is township yearly inspection?

Total Operating Expenses: $12,930 

Total Gross Income: $26,868

Net Operating Income: Op Ex - Gross = $13,938 

Divide your NOI by the cap rate your looking for and you have your offer price. At a 10% cap its not too far off.

In nj, it is pro-tenants.  Even when the lease expires, landlord cannot let the tenant go unless tenants are under reasons for eviction, like non payment of rent.   It is crazy.  So in NJ, many tenants on month to month lease, but landlord cannot let them go as long as tenant keeps paying rent. On the other hand, it has rent control rule to keep rent low.

Thank you guys for input. How is PA laws for landlords?    I may shift my investment to PA from NJ.. Like to talk to investors and brokers. 

So areas between Harrisburg & Allentown is top choice to invest in?

In NJ , it has rent control,  Statewide inspection every 5 years ( for 3+ units),  Some township inspection depending on location. 

How about in PA?     much better?

It is a good market or bad?    The property price is very low. why?

In many states, hard to let tenants move out unless you have eviction reasons.

The goal is to keep the license active and do some deals for self and other investors each year. 

Good company culture and no pressure will be nice.  Trying to keep low key and cost to be minimum. 

 I see some 100% commission company by googling , which may suit well.  Or choose KW, such big firms.       

Any investor/agent, where do you hang your license?
