Im purchasing it through weve got lands.   Or should i say legacy land llc. I dont get to see the deed or anything until it is paid off. 

Ill do this via screenshots of my contract, and past payments from when i had to switch to Terra Notes for the payments instead of Zelle.  Through zelle i didnt have to worry about any banking fees.  You will see in the screenshots.

that is the ledger of all my payments since having to pay on Terra Notes.   I need to look into my city's taxes.  I dont think property tax is $120 a year where im at.  

I just reviewed the payment screen and there is a transaction fee per payment... However im still accounting for that fee.  So my payment reflects that $13.75 fee.  Ive been payin 32+$ above the total on top of the fees.  

Ok to start things off .

Im buying my raw land for $30k. Paid $15k upfront to initiate the contract.  Heres where it gets fun.  Its at a 7% amortized interest rate.  Signed on april 2022.  Ive been making monthly payments of $265 at the least.  My required payments were $235.  However for the first 5 months i was able to pay via zelle with no fees.  Then i get asked to switch to terra notes and have been paying through them since sept 2022.  I noticed after about 1 year of app paying they never applied my zelle payments.   So i ask for them to update it so it reflects correctly. They never did.  So i continue to pay via requested app to today still.  Well the other day i noticed still no update,  and the extra i have been paying towards principal has been being taken as a service fee.  So i compiled a list of these service fees and some taps a $60.75 mark.   Well.  All the service fees add up to $1318.76 that wasnt ever applied to my principal.   So that leaves the $1300 from zelle payments and the $1318.76 from fees that should have went to my principal.   Ran it through the usual Google machine and a paid chat gpt and both said i should already be paid off and entitled a refund .   Can a Human please help me?   I am living off of 366 a week of unemployment for the time being so i cant afford a lawyer

I have several opportunities to snag up a self storage complex and a 18 unit apartment complex on creative financing . Both are almost set in stone.   My problem is coming up soon..  very soon..   Once the sellers accept the offers..  what exactly happens next?  I have no attorney, agent.  I'm dealing strictly with the sellers themselves.  The thoughts that are running through my mind being this close is creating a nightmare in my mind that needs to be calmed.    Thank you!

I own 20.5 acres of Ranchland in southeast Oregon.   However im unable to use it for a possible homestead due to the zoning.  How would i go about getting this rezoned so i can use as my personal vacation home?  Im a tiny home guy so the biggest building is a Tuff Shed.  I currently live in Washington state  so i dont have the 8-9 hours to drive back and forth to maybe get it rezoned.  What can be done?  How can it be done?  How long does it usually take to get the property rezoned? 

Here is a kicker to help thing in this matter I forgot to mention.   My older Sister is the one who has the attorney that is in charge of this process..   she’s lucky she had a credit card to pay for this lawyer 

to start things off .  I’m in a serious debacle of losing everything I own and my kids own .  I’m currently out of work and still waiting to hear from any employer to get back to me.   I should have been expecting my probate payout next week to pay the storage bill. However the accountant said we have to pay the capital gains tax which now set it back 30 more days .  The house sold for 310k but 73k was still owed and then the 30k medical bill from when my father passed and they loaded him up with all sorts of drugs that’s normally have killed him if he were alive.    I can’t afford to go to court to try and get the money sooner .   What can I do?

Thank you Jerry!  I have indeed thought about turning mobile home parks myself.  I believe my biggest battle is with myself and the worry of (what if?) .   I still have yet to Watch an experienced investor actually do a walk through during a real transaction.   Seeing is believing I guess is where my mind is going ha ha.  I know once I see one successful transaction done then that’s be concrete for me to jump in nose first.  My end goal is to bring in at least 5-10K a month passive on the low end of my journey.  I know the times has severely changed since your beginning, how would you go about finding deals or getting started if you had to start from scratch with let’s say , No job, 3-4k$ in savings and credit score of let’s say 600 flat?    Just a small scenario to go by .
