Wondering how many of you are experiencing homes appraising well below asking and how are your sellers responding in the south FLA area?

I have always planned on eventually moving into real estate investing later in my career, however, due to the recent impact Covid-19 has had on the cruise industry, I have been forced to make this move sooner than I expected.  

I am in South Florida and primarily looking to acquire multifamily properties. I am also in the process of obtaining my Real Estate license and looking to work with investors. I own rental property and I have been on the outside witnessing family members do flips, wholesales, and BRRR in the early 2000's. I am very familiar with many of the ins and outs of the industry and now its my turn to make this my full time career.

I should mention that the 200k will include full purchase and rehab costs.  I'm starting out small to get some experience, evaluate potential contractors, and build relationships with lenders in order to take advantage of bigger deals down the road.

I'm evaluating financing options available to me and I want some insight on evaluating the terms being offered to me. Since I'm new, I understand I'm not getting the best terms but I want to get a better understanding on what to look out for, what to avoid, and what % should I expect to have as a cash down payment towards property.

I'm a new member and have been listening to the podcasts for a few months now. My family has been involved in Flipping and Buy & Hold multifamily properties for many years and now I want to get some properties under my belt.  I live in Broward County FL and am interested in getting into the industry as a licensed agent. 

My background is in Marketing Analytics, eCommerce, and Business Intelligence.  I have a Master's Degree from FSU and spent the past decade working in Marketing departments for a few fortune 1000 companies as well as Higher Education and Health Care companies. I also spent a few years working for Homes.com and have a good understanding of real estate marketing. 

My long term plan is Buy and Hold multi family properties and eventually get into commercial real estate.  I am in the process of getting my license and want to enter the industry working FT/PT for an established commercial real estate firm where I can leverage my existing marketing skills and corporate experience in while I gain knowledge in the industry.
