Im looking to buy a personal residence but have not sold my existing home yet. Bank wont approve me until old house is sold because I dont qualify for both mortgages together. I am putting 50% down on a $160K home.

Do I have any other options for a mortgage? I have enough cash to float both loans until the first one sells, I dont want to lose this new house I found.

J Scott, The only 100% or close to 100 are ReMax (too many fees) or a few No Name Brokerages that I have never heard of or seen any of there signs around.

This might be a whole other thread but does the no name brokerage matter to buyers who wil be looking at my listings?

@Joel, Your right I do need help with my first few deals.

I am thinking about keller Williams for my first broker as the training is there if I want it and they are at a 64% agent 36% broker split right out of the gate. The other Brokers I have spoken to are at 50/50. Even that little 14% difference will just about help cover my yearly fees if I do a couple deals.

What do you guys think about that plan to start out?

If you were only getting your real estate license for your own deals and maybe close friends and family, is there any reason not to go straight to a 100% broker with no training. Im not looking to learn all about farming for clients and working my sphere so what do you think?

Seems like most brokers only want to offer 50% comission to new agents.

As to your original post, my 2cents is that I always prefer a more corporate name and as far as the liability using your last name, I have no idea about that.

Mark, I remember you mentioning you just passed your salespersons exam, how are you opening a PM company so quickly without your brokers license? (or are you making plans for the future?) Im just asking because that is a route I am interested in taking, but not looking forward to the 2 years experience to get brokers license.

Sounds like 3 new roofs, 2 foundation jobs and cosmetic work is alot of work to do. That is a substantial amount of repair money needed and I would expect a major discount to even deal with that much repairs. How long have these been on market?

Congrats Mark!! I was also thinking of going the online route offered by my realtors association here in Syracuse. I was curious of how long it takes to complete the on-line coursework and then the necessary exams?

rules are rules for a reason, I told him I would not want to stay in a smokey smelling room, but I am not a smoker.

One of my employees and his wife got a hotel room for their anniversary. Signs clearly state NO SMOKING all over the place. Stupidly he lights up in the room. I guess the hotel charged him $250 on his credit card due to other guest complaint and maid also smelled the smoke in the room. Front desk told him to take it up with the manager.
