Some great responses!  Thank all of you!  I am about 8-9 weeks out to listing my next one but I may start to look around for some small pcs of furniture.

What about pictures?  I cant stand the idea of poking holes in the walls to put up stuff after we just filled, smoothed and painted all the walls! 

sounds like a problem for the cable company and not an electrician?

Who does or does not stage their flips when listing them for sale?  I have not been staging them but am wondering if I should be?  Please give your opinion-

And for you who do stage, any tips on where to get the furniture & fixtures?

BTW-   my selling price range is anywhere from $90K to $200k if that matters at all on staging.

 Its not lazy, its called delegating.  And its called a business.  When he is required to be there everyday its not a business, its a job.  There is a big difference between a job and a business.  I know when I am swinging a hammer Im doing $15-$20hr work.  When Im doing research and due diligence on new prospective properties to buy more Im doing $100hr+ work.  Sounds like an easy decision to make where to spend my time.

Zillow and online county property records for sale prices.   I check rents with craigslist mostly but zillow does have some of them too.

One woman I evicted left me a used tampon in the oven on the rack!  lmao!!  You definitely meet all kinds in the landlord business!

@L. Matthew Perry he is a business acquaintance but I know he runs a very organized business with reasonable prices.   But No I have not used his services.  Check out his reviews online, they are very good.
