I understand the liability issue, but don't overlook the pride of ownership issue. The tenant wants to treat this as their own home, and they are investing their own labor into it. In the long run that can help create a tenant who wants to stay longer. Also have them outline in an email what they are going to do (think scope of work). Ask more more details if you are concerned if they know what they are doing, and pictures as well of work. I would go a step further and give them $100 and change 2 lights while they are at it. Also, finding a tenant who can go this could also possibly do lite maintenance on your other properties. Don't overlook the benefits here. Still you need to review and inspect the work, get documentation etc. Most importantly, don't reduce the rent until you have validated the work is complete. Thanks Dave

thanks for the advice. I agree with each of you. My concern is more around if there will be any residual repercussions to me. I don't want to be denied any future licenses or permits because of this.

The city is saying that my tenant is operating a business on my property (single family rental) without a license. They have sent me a fine because I am the property owner. Has anyone experienced getting fined as a landlord because they are going after the tenant? I am going to make the tenant pay, but I am concerned that this will go on my record somehow. Wondering if I should fight it.

I am am looking at a 3/2 single family in Western Suburbs of Chicago as a buy and hold. The house is on a slab with the HVAC ducts buried in the concrete floor. We had a sample taken of the duct liner and it shows to contain 15% asbestos. I know now that it has been tested, it will have to be declared. 

I see 3 options 

- bust up floor and remove it,

- Seal it with Concrete and rerun the ducts over head

- have it rubber coated, like Ductarmor.

Has anyone dealt with this yet? Any Asbestos companies in the Chicago land area that are recommended?
