Another Delaware county resident here- with properties in both Wilmington and delco.

Love the taxes in de, compared to pa.

I own in the hook too, be careful. If you buy a SFH, without a grandfathered rental permit, you will be looking at a 6-7k sprinkler bill to meet borough requirements.

my typical deal is very similar to your numbers. But I'm buying from 20-40, and try to cap out, all in, depending on location at 60k. Keep looking for better deals- they are out there..

Btw- if this is a sfh, I think your insurance number is way high at 150/ month

Ive used Rehab Financial Group- RFG- out of Wynnewood/bryn mawr area.

Super easy to deal with.

Manuel- south Jersey could be a huge area. What town specifically?

do what you plan on, plus adding the dehumidifier like Florian mentioned should help the situation a lot.

Hubzu uses offshore help for all of the administrative tasks during the closing process- Very tough to understand ( verbal or written )-- Make sure you use your own title company.

I was recently called by a homeowner to check out a house they needed to get rid of. We set an appointment, I like the house, we agree verbally to a price, he just needs to chat we his brother because some $$ will be due at settlement to satisfy the mortgage -approx 10k.

I give him a few days to work that out, when we chat again, he says he know needs to do a short sale- Bc the brother will not lend them the cash.

What can I do? It's a 60k purchase for me, and will be a flip for us. My business partner is a licensed realtor. But we usually keep these purchases out of the brokers hands to save $$. 

Question

Can we write up an AOS, and present that to his lender? Will they even look at it without the house being listed?

If not, is there any reasonable options you could recommend?

Out East of you- Sub of Phila- I have a rental fee in every township I own in- which vary from $50-to$150 per unit.. The latest brillant idea the township with that highest fee just passed, is sprinkler systems in all homes being convert to a rental, commerical buildings too... Needless to say, I wont be investing in that township any longer-- Avg sprinkler system for the SFH homes- 6500-8000$ ..

Fail... Looks like a typical Home Depot mistake, where the garden guy filled in for the so-called kitchen designer for the day.
