Ultimately though I agree with @John Underwood and many of the other investors on here that it’s not a smart strategy in the vast majority of cases. For these particular apartments, many have a restriction on how many nights they can be rented and will never be profitable. Bigger picture, it’s risky and doesn’t build equity, so it’s basically just another job.

I think @Luke Carl is right that you need to hire some boots on the ground, whether that’s an employee of your own or a PM.

My company manages about 60 units. In addition to me and my business partner, who try to work mostly ON the company, we have 4 full-time employees who run the day to day. We use a cleaner management app called properly where cleaners report low inventory and other problems, and the cleaner manager orders supplies. We use Asana for maintenance management and our maintenance manager either fixes it himself or contracts it out.

Since people cannot actually see the stars given by the reviewer I'd remove the part about not warranting 5 stars. Before you point out what you've fixed I'd just say something like "For the information of future guests, we wanted to share the following:..." Otherwise I think it's fine.

Yep, and I still say pay up. As a paying customer that gets a ton of value from Airdna I want their business to be successful so they can continue to be a good resource, so giving away my credentials doesn’t make a lot of sense to me.
