South Florida, especially in Miami is an extremely competitive and dynamic market There are tons of opportunities for flips, you just have to be the first one in, be able to close quick, and sometimes assume the risk of a projected lower margin. Also,the barriers for entry are getting higher as property values across the entire city just keep rising and rising.

I agree, but generally assessed values are below the market value (sometimes well below, atleast here in Miami). So in the event that a property is listed on the market well below its market value, it could be a clear indication of a distressed property or a highly motivated seller, which are both great opportunities for securing good prospective deals. I came across such a listing and was 24 hours short of securing an extremely good deal.

Like Nat mentioned, everything here is word of mouth from previous people you have worked and dealt with frequently and have a good track record. The South Florida / Miami market is tough & crowded, but there is money to be made here! Contact me if you have any questions.
