Properties more than a hour away are hard to keep your eyes on.

I have  would think out the older Properties to sell.

Sounds like that many tenants being that late is scary.  

Re Invest in Arizona is expected but high appreciation. 

Could buy 2-4  wholesale deals with cash and I know a guy that could do his magic.

I would never let go of interest below 5.

Equity is King in Phoenix/,Surrounding areas. 

3-5 years  properties double here.

Part time job  for another, $1000 a month. 

Then double down on properties if you still can?

4 doors if managed right can make you, $350,000 over 2-4 years. 

2 doors  maybe  $200,000 in 2-3 years.

Little gamble.

I wouldn't get full employment at a very chill job.

Security , Mall job. ., etc. 

Cold pull in some cash for another down payment. .

I would hire another person that has construction and real estate background.

Take your  annual Salary.  Subtract what you would pay someone and hopefully give you 15-20 hours more to do other things like working with buyers and selling those properties.  Freedom to have lunch with people and not so much pressure. 

Good  old wisdom here.

Please just get a darker color same type of flooring. 

Contrasting will be fine.

Lots of questions to answer. 

I  could walk the property and give you a contractors answer to cost and if an electrician needs to pull the permit or not.

As most commercial properties have plenty of parking it comes down to bathrooms and kitchen and windows that needs addressed. 

Zoning issues are out of my league but bet you know how to make it happen with your expertise!

Your trusted and smart Realtor should help you since they will get a great commission. 

Also a good and trusted contractor should give you numbers.  Be sure and treat him with a couple bills for his input.
