Do yourself a favor and buy a REIT. Unless you know how to vet a sponsor and their project you're at their mercy once they get your money.

... :) so what happened with Brandon Turner. and no, voting that Greene will not be able to sell PRO memberships to newcomers as well as Brandon Turner did. 

One wrinkle that needs to be acknowledged regarding comparisons is the heavily interventionist central bank that exists today. They make Greenspan look completely hands off. Can you predict what kind of Gov market meddling will be coming down the pike in the future?

Honestly, you want 100% passive? Publicly trades stocks. This includes REITS. SEC regulated and liquid as hell.

Wish there were more legitimate options but the only people I see making real money in Real Estate, year-in year-out, are hands-on professionals (realtors, developers,lenders, ect) who are working it every day.

Even Landlords who cash flow cause they bought well aren't 100% passive

Austin looks fantastic. Problem is, everyone else know this too, and it's baked into the prices. Aside from rental price forecasting, what's going to be your edge in a hot market like that?

I mean this well, but... if you are asking something that basic, you have two choices. You can read up more and get a little better educated before you dive in, or you can dive in and auto enroll in the school of hard knocks.

Congrats on being successful in raising and using other peoples money. That's pretty much the only way to do big things in REI, unless you're a trust fund baby or want to wait decades.

Problem with the cash out refi is you are now paying the bank interest on the "equity" you pulled out. This is part BP seems to forget about with it's BRRRR strategy.

One thing to be mindful of is not letting that feel like a ticking clock and pressuring you into doing a deal you shouldn't do.

Funny thing about the "1%" rule mentioned above. Once upon a time it was called the "2%" rule, regarding cashflow.
