@Al Williamson Hi Al, I have an FHA loan on my SFH but I would like to help my nephew buy a fourplex with an FHA loan and get in on the loan to help qualify. Is that something that can be done? If yes, would I need to live in fourplex with new phew too?

@Nick Vought Hey Nick, nice job on pulling this off! I am looking to do the same thing but with a nuance that may or may not work. I know with an FHA loan it has to be owner occupied. Do you know if I go in on the loan with a partner and only the partner moves into fourplex, is that feasible?

@Jonathan Greene no reason really. I just have some cash I want to put in motion somewhere in real estate and wondering if my nephew buying a home soon would be an opportunity to jump in in some way. He would only be able to buy on his own but won't be able to renovate. Thanks, looks like buying a duplex is they way to go.

@Ridge Tullos gotcha. Maybe he can buy the house and I can pay for the renovations, he can live in it one year, and we can sell. Any idea how much my return would be for something this this? 10% of profit after sale?

Hello.
I have a nephew who is 20 years old and moving from the Bay Area to Sacramento (about 100 miles) for college. He is pre-approved for an Cal FHA loan for $315k. I have about $50k from a HELOC and wondering how to invest with him. Any ideas?
