     am looking to possibly use a partner on my first property.  I think that the first is going to be a great learning experience to help me going forward.  Do you have any suggestions or words of wisdom for my first deal?

I am looking to possibly partner with someone for the first deal.  I strongly believe that the first deal is truly a learning experience. After that we will see what avenue I will use.  I am going to be a buy and hold investor.  Do you have any advice that maybe helpful?

I have to get to $6000/mo cash flow before I can quit my job.  But my goal is to transition to Real Estate full time.

So I'm in and ready to make the Leap.  Ready to change my life for the better.  Been doing a lot of reading and research and trying to figure out what's next.  My Goal is to be able to quit my current job so I can focus on real estate and a better future for my family.  I need to have a cash flow of at least $6000/mo to obtain this.  Please Help!!

I live in Michigan. I am 30 mins from the Suburbs of Detroit and 20 mins from the Flint are. So in my opinion I am in a great position being centrally located between two Metro areas.
