@Andrew Linscott you have already gotten off to the right start by educating yourself on this site. Had I started hear a year ago, I would have saved myself some heartache. It's important that at some point you jump in and get started. Where really depends on your financial situation and your ultimate goal. I'm biased to wholesaling because it's where I've started and when done right, you can learn a lot. Good luck!

I used Real Estate Express for my license and did just fine........it does take a lot of discipline to study from home. If you don't have the discipline, then maybe the classroom approach would work better

@Rhett Dantzler All depends on your business model. If you are going to be a flipper, a license could save you thousands of dollars each year. I would agree with the comment that I lends some professionalism when talking with sellers. I've been wholesaling deals for almost a year now, had my license now since September and the conversations with sellers are much easier

@Nate Ollie A lot of variables here, but definitely worth a look. The mortgage left and the comps have a 20k difference, which honestly isn't that big a spread if you are going to wholesale. Is she willing to lower her price and bring money to the table? What do landlords typically look for in the area? What are expenses on the property? What maintenance issues are there? Get some good rapport then start asking more questions. On the surface I don't think it's a great deal to wholesale. Just my thoughts.
