I've been faced with the same situation...............with no cash reserves in case something goes wrong, I would stay away. You don't want to get yourself out of the game before you get into it. If you want to do this for the long term, I wouldn't make a decision that could wipe you out before you seriously get started. Tempting, but don't do it.

My input, not too much different that was has already been said. Everyone has different goals, if your goal is cash flow then it deserves "further investigation". Doesn't mean you would ultimately buy it, but if the cash flow projections are what you like, then it requires you to do more due diligence. Just because it's listed at a high retail doesn't mean you can't negotiate a lower price. Maybe the seller hasn't been educated on the risk involved. What if the property has been listed for 6 months? Has the seller been told why the price may be unrealistic? Your negotiation may be eye opening to the seller and you may get him to justify lowering the price due to the risks you uncovered. Sellers often times don't know why they came up with their selling price.

Hello all. I'm looking to expand my knowledge of the business and get hands on experience in the rehab world. I'm a full time investor and I have the time to help anyone in anyway possible with their rehab business. I'm looking to maybe shadow someone on managing rehab projects. If you need help cleaning out properties or getting material listings (I'm a former Home Depot Store Manager), I'm your guy. I'm starting to consistently talk to vacant home owners in my wholesale business and at some point I want to cherry pick a few of these deals myself. I'm willing to partner with anyone who takes me under their wings for future deals. I'm an energetic team player just wanting to learn on the job.

Hello all. I'm starting to use the Wholesaling calculator exclusively for my business. I live in a market (St. Louis) where some ARVs can be extremely low (15-30k). Once I calculate these ARVs, I'm putting them in the calculators to figure my max allowable offer. Because the ARVs are so low, it's extremely difficult to get a number where the end buyer's all in will be at or around 70% of the ARV. Most times purchase price, rehab costs, and fixed costs will exceed the ARV. Yet still for a potential landlord, the COC returns and the potential positive cash flow are absolutely amazing for the property. Does anyone else see this with low ARV's? Or am I doing something wrong?

if you've been with the agent for almost a year and haven't gotten any deals....major concern. I'm sure your business plan a year ago didn't project "no deals". Time to hire a different agent or reevaluate your plan. Probably both.
