So I told her on 4/21 to pay the $500 of the $750 she told me she could. She paid nothing. It is now 4/25. I was planning to send the 30 day notice and then start eviction once I don't have the May rent from her. Any additional advice on the subject or am I on he right path now?

I just got a new complex and one of the apartments has a cat in their room I was not told about. The Lease states no pets, however the previous manager said that apartment is his best as far as paying rent. Lease does not specify a fee or consequences for a pet. I do not want to evict but also have no knowledge on the right way to handle this. I would probably add on $25 a month and try to collect additional deposit? I have been reading about bad cat stories though. Any recommendations?

@Sue Kelly I like your approach. I am however confused about how pay and quit factors in to the process. Is pay and quit a legal step before eviction? The link you provided reads that a complaint can be made to the court the day rent is late.

I appreciate all the help. I just got a text from her offering to pay 2/3 of the rent now and 1/3 next week. It also had a long sob story as to why. When I search notice to quit in MN I see a 14 day notice. However you reference 3 day. Am I looking in the wrong place or is MN really 14 days?

Hello BP community, On 4/1 I closed on a building that has 3 residential units. Rent was overdue on 4/5 according to the lease in place. I had zero rent payments on 4/5. I sent a mailing out introducing myself and extending the rent period until 4/15 for the change in ownership. (I realize this was too much time) Two of the three ended up paying by my new deadline. The other told me it was in the mail 4/15. I called her yesterday (4/19) as I still have not received it and she has not responded yet (30 hours). Her lease is month to month at this point and she also has a month overdue balance with the pervious landlord. Would I be better off starting eviction or giving the 30 day notice. I have never done either so steps would be helpful. I have only been a residential landlord for 20 days. Thanks for the help.

Thank you for the detail. Although I am new to buildout, that is exactly what I had shared at the showing. "I expect to build this wall, but the rest will be written in the lease and recouped on top of the rent" They run a specialized wellness business and have done it 20 years. They can only see one client at a time and therefore only need a small space. They seemed very serious even with buildout cost put back on them. It will be interesting to see if they still want it or if it was just a front. All that buildout would be a lot to take on for such a small amount of rent.

When shopping for office space, if you see a listed price per square foot do you assume buildout allowance on top of that or do you assume that price would include a certain amount of build out allowance?

I recently acquired 3200 sqft of vacant office space from a bank. It is divided into two 1600 sqft mirror image sections. I have planned out ways to break it down so that I can rent as little as 400 sqft. The commercial appraisal that was done has the fair market rent at $13/sqft. I have a tenant interested in the 400 sqft space but needs a lot of buildout including an additional small bathroom. I have never negotiated build out before and I understand that I was going to need to add some walls and outlets anyway. How do I decide how much is a reasonable allowance and how much I put on the tenant? In addition, how do I bill the tenants share out? Just divide by length of lease? Also, since the tenant is renting so little space, is there a percentage of rent I shouldn't go past? Any suggestions would be helpful. Thanks in advance.

Thank you all for the kind welcome. @Elizabeth Colegrove I really appreciate the info provided. I have a lot of work to do on my profile and research to do on finding and grooming my niche, but I am happy I came across this site.  I also really like your strategy of A properties.
