I bought a condemned house to rehab and sell in Jan 2013. After spending the summer working on it I decided I really liked it and moved in. In Dec 2012 I bought a neat little house to live in and never spent a night in it, has been rented it out ever since. So you never know!

WCCA and Facebook are great places to begin screening tenants. 

Always go for the judgement. Years from now a relative could die leaving them a few bucks and you the satisfaction of finally collecting. I have seen it happen.

By not paying December rent because you wanted a new lease you are in violation of the lease and yes the landlord can start the eviction process. And Wisconsin has no law prohibiting winter time evictions.

I guess I am the only one who would not do this.  I feel if someone can't afford a reasonable down they shouldn't buy.  I am extra cautious and have always been.  I don't ever want to own anything I can't sell tomorrow and keep cash in my pocket.  In 2007 and 2008 many friends laughed at me as they borrowed and bought. They all lost everything and I never worried one bit. To each his own. Good luck!

None of these charges sound unreasonable with the damages you have admitted to. Nothing you describe is normal wear and tear. $1300 for total carpet replacement sounds cheap. Personally I don't change just one room of carpet. A total repaint doesn't appear to be out of line as you have admitted to the kids marking on the walls.  In my experience with tenants who are hard on properties, paint jobs don't last long and touch ups usually don't work. Sounds like the LL is just trying to keep the place nice. Good luck!

A quit claim deed only conveys the signers interest in a property. You are guaranteed nothing. 

Sounds like an even trade. You other get about the same equity. You money into into a house that you have been living in and will reap the benefits of. Yes, you are looking at it in the wrong way.
