Hi there:

I am looking to build a couple luxury geodesic dome structures (on top of decks) on acreage in the Broken Bow, Oklahoma area. Looking for development lenders who can help provide financing for the dome structures as well as some infrastructure needed (a private road, tree clearing, septic).

Hi all:

I operate and own the #1 ranked (on AirDNA) one-bedroom short term rental in broken bow (Hochatown), Oklahoma. 

Id like to sell and put my money elsewhere. The property has earned about $92k in last twelve months, and I’m happy to provide statements. 

I’m looking to sell for $600k. It will likely have issues appraising unless buyer buys with all or a lot of cash down (because market is slow there, the comparable sales for small one bedrooms are low, but none of the comps are making $92k per year, unfortunately that will not impact the appraisal much). 

Anyone who is interested, please let me know!

I'm considering buying an STR in midland and/or Odessa and wondering, for those familiar with the market, how is it performing? What brings guests (tourism, professional, mix of both?) and are guests mostly short term or mid term? What is the highest demand part of the city?

 This is a very much needed service. We should connect about partnership. As a closing attorney and title company, people often ask us to draft their notes and we prefer not to do it for the sake of conflicts of interest. 


Thanks, Marc, I would love to connect. I had envisioned that we would be a great service to title companies since, in my experience just as you have said, many people ask title companies to do this and rely on them and it puts the title co in a precarious position. We aim to alleviate that burden, and we will be able to offer the service nationally.

Post: Advice for Starting Land Development

Hi all! I’m a real estate attorney who has helped clients with large master planned developments (single family, multi family, commercial). Although I do not necessarily want to do large developments, I am keen on the idea of buying acreage (maybe 10-50) and building single family homes in higher demand areas. I have the skill set and experience so it makes sense to me

Has anyone done this/can anyone offer advice about how to get started?

Lacking access to the financing to buy and build on large acreage, my thinking was to start small with a couple acres and build one or two homes, get some experience working with a lender that I can hopefully parlay into a bigger development the next time, and so on …

Would love any advice/thoughts on this! Thanks in advance!
