Hi all:

I operate and own the #1 ranked (on AirDNA) one-bedroom short term rental in broken bow (Hochatown), Oklahoma. 

Id like to sell and put my money elsewhere. The property has earned about $92k in last twelve months, and I’m happy to provide statements. 

I’m looking to sell for $600k. It will likely have issues appraising unless buyer buys with all or a lot of cash down (because market is slow there, the comparable sales for small one bedrooms are low, but none of the comps are making $92k per year, unfortunately that will not impact the appraisal much).
