You have to work for a broker no way around that..... But on that note you should be able to find investor friendly brokers. If you are doing purely to save 3% your broker gets the 3% and you get whatever you negotiate for your cut.... If that makes sense.

Well you have to take RE classes eighter online or at a live school. Take fingerprints for a FBI backround check. Pass the Kentucky realestate exam. Pick a broker to work for and acquire E&O insurance. Prices vary on schooling but fees for tests and such are pretty cheep. I used theceshop.com for my edu because I work full time and they 100% let you go at your own pace. Make sure whatever school you pick is acceptable for Kentucky. Go to krec.ky.gov for info in more detail.

I don't know where you are at in escrow but if you have/had an inspection ask for them to do the repairs or ask for access to do repairs yourself. If the appraisal has been done and thats when you got denied for fha you may have to get the appraiser to go back out after repairs have been made to ok it.

You could try 203k fha... It allows for fixing up a property.
