Good job on working on your finances, it can be hard at times but keep at it and it will pay off in the long run. If you are intersted we have a monthly meetup in Elizabethtown on the second sat of the month at 12. We won't post it on here until the topic and location are set. I can tag you when it is posted if you are interested. We have people from different parts of Kentucky not just Hardin County and we focus on education and networking.

I'm not too familiar with the Denver market but you can use the BRRRR strategy almost anywhere. You buy a property like you were going to flip it except at the end you put tenants in and refinance it to pull out all or most of your capital to do it all over again. Even if you have to leave some capital in you can usually get an awesome rental for less than the 20% down most lenders require.

I highly suggest the meeting this Wednesday the Manhattan Project 2101 frankfort ave @6:30 Rapheal and Luke put on a very informative meetup where you can meet all kinds of people killing in the Louisville area. Welcome, and congratulations on your first purchase! We have a newer meetup in Elizabethtown, you are welcome to join. It's usually the second Saturday of the month at 12, we don't post until the location and topic are set so you may not see it just yet but when we do we can tag you. It's mostly about networking and education. We have people from different parts of kentucky not just Hardin County if you are interested.

1. Educated myself through various resources. Podcast, books, lots and lots of youtube.

2. Started living below my means and saving money

3. Paid off all debt that was unnecessary

4. Looked for and analized property in my market using realtor.com trulia.com and zillow.com untill I came across some that I liked

5. Called my agent to make offers on a few properties and finally landed a deal

Welcome, You may want to check out some of the local meetups in Louisville. They have a very welcoming REI community. You can find meetups on meetup.com or kreia.com. The one at the Manhattan Project led by Raphael and Luke is awsome and highly recommended.
