Investment Info:
Single-family residence note investment investment.
Purchase price: $184,000
Cash invested: $5,000
Our first investment property! We bought this close to TJC and it rented out at 1800/mo 10% prop mngnt fees. It was scary and exciting. Took us wks to clean up yard and do some minor repairs inside. Rented out the second month that hit market.
What made you interested in investing in this type of deal?
I've always wanted to do rentals,but so many people would often say it's a bad idea, I talked to a guy that had several and said it's the best thing ever. So I ignored the negatively and proceeded with my dream

Mortgage dept at local bank ANB-MP
How did you add value to the deal?
1% rule.
What was the outcome?
Making 400 a month after all loans and fees paid for by tenant.

I'm being blunt here and I want what people would do and why they would do it. I'm new to the community and have one rental, and working g on one flip. I'm about to sell my 15 year long business which I will come out with 1,000,000 take home. I'm very interested in rentals and flips and brrrr's. Please give me what and why and how's. I am selling g by busi ess I've had for 15 years. I will ne sitting on a nice nest, but I want to invest in rentals and some flips.
I have o e rental and o e flip. The flip is almost done hoping to make 50k.
If you had 1,00,0000 how would you invest it with properties. I'm just starting out. I'm in year 2 of realestate. Any feedback would be great.

I have a house 3/3 I've got about 50k into it original plan was to brrrr.
It sits on 5 acres has a small pond. I'm skeptical about renting it only because I don't want "users" to be attracted to the privacy.
So I'm thinking I should flip.
Paid 140k have 50k in
Wanna sell for 250k

Which banks have the best investment interest rates and how long are they fixed. I can only get a 6 % for 15 fixed so far.
