I own a medical office in Manhattan but have retired. I have been approached through an agent with a possible lease to buy proposal but need guidance in how to negotiate such a transaction. I appreciate anyone with experience in this area that would be willing to speak with me. Thank you.

We have a lake house in NY that we are currently leased until June 15, 2024. The renters have asked if they could buy the property. We might be interested if we could find a place we prefer in Maine closer to our children. We might also be interested in doing a 1031 for another property. How best to formulate the deal that will give us sufficient time to find the new property in the current environment. Thank you, David

I have heard on various Bigger Pockets podcasts how some buyers will give two offers for a property. One will be all cash offer and the second would be with a conventional loan contingency. How does one determine the differential between these two offers?
