@Lucy Balyan Does it look like you will make some money on it? If so, amount or percentage please. Also would be curious of your breakdown: Purchase price, repairs, closing costs, etc.

Post: How To Vet and Work With a Contractor

Great post @Chad Clanton !!!
Best experience I've ever had with a contractor was a tile guy. Our contract was a handshake after we had walked the house and he provided an estimate and scope of work. He bought the materials, delivered to the house, presented a receipt and I paid on the spot. Work was completed on time and on budget.
This is compared to the handful of other awful contractors I've had. I have yet to get a good cabinet maker that could deliver on time, on budget, and not have a million come backs for crappy work! Last one I had to sue, not fun at all.
I agree, get referrals, have a solid contract with a scope of work and a timeline for completion. Avoid paying anything up front (if you have to pay for him to get gas in his truck just to get the job site, you are starting off behind). And then make sure he stays to the schedule.

@Lucy Balyan Keep us posted on your progress. I'm interested to see how this turns out and if you are able to make some money.
Kim,
If it's single pane(s) that need to be replaced, any of the local glass companies will send a crew out to measure and replace. I used Samuel's Glass for my home renovation and they replaced single pane with nice argon filled double panes. You can also try East End Glass and Ziegler's Glass

I rehabbed the house my wife and I live in (San Antonio). Flooring contractor did the tar and 1x4 skids. Tar acts as a moisture barrier over the slab foundation. Traditional White Oak flooring over the top. They planned the 1x4's to level the floor. The results turned out nice. Some flooring boards don't end on a skid and will squeak when walking on it. Some might complain, it reminds me of wood flooring over a pier and beam foundation, so for me, its actually a plus.
