I purchase mine from Floor & Decor. I get the stone core backed vinyl plank. It does not require underlayment and is easy to install. It is more ridged than most vinyl plank making locking the planks together easier to do.

I used to go to the lunch meeting at Tucker's restaurant on State St. I don't know if it has restarted since the pandemic. There was always good information about what was happening on the Indiana side of the Louisville area.

Update. The judge approved the eviction on 2/17 and told the tenant he had 7 days to move. He got legal aide to file a CDC and gets until 3/31 to move out. I am very tired of this deadbeat continuing to live in my property for free because he is using the system. Never rent your property to Demontrea Hall unless you do not want to be paid for your property.
Landlords in Texas have filed a lawsuit against the CDC for allowing tenants to get by without paying rent. They have no right to make property owners eat the expenses of their rental properties. We do not have rentals to lose money so they are in effect deciding that the tenant's rights are more important than owner's rights. They should not have the ability to make that decision.

It sounds good but beware. You have to have the tenant in an eviction case for this to be available. You cannot go back against the tenant for what you have paid for the eviction process, filing and legal fees. You cannot get late fees stipulated in the lease either. All of this has to be waved. Also if you take the money you cannot start a new eviction for 45 days after the 3 months they will pay in advance which means you can still lose 3 months of rental income. If the tenant moves during the three month prepaid period you have to give the tenant the rent that has not been used. Finally if the tenant was behind and owed you rent from before April 1st 2019 you have to release the tenant from what they owed prior to Covid.
My tenant was not laid off or did not lose his job because of the pandemic. He just decided to use the non-eviction to not pay rent.

I invest in Louisville. You have to be very careful when investing in the west end. You would be better investing in the 40216 and 40214 zip codes.

Does anybody know about laws in Louisville KY? My tenant has 3 disabled vans in the driveway now and I am afraid either the neighbors or the city is going to start complaining. I try to keep my properties looking better than the others in the neighborhood. Between these junkers and the grass not getting mowed it is becoming the worse.

Hi Omer. I agree with Rob on the zip codes he is pointing you to. All are good neighborhoods for buy and hold or flipping.
