They are reluctant right now as they're going through some life changes and figuring out how to deal with the changes. One of those changes is selling the house. I think there's sentimental value there which could be part of the reluctance. 

Very true, closing isn't creative at all, the creativity is getting the deal done!

I am currently working with the owner of a property that I would like to purchase to buy and hold. This is off-market at the moment and we have come to an Agreement on price but the seller is not quite ready to move forward.  Any ideas/suggestions on how to creatively approach the situation to get it closed quickly so that I do not lose the property or the seller does not change their mind?

@Mark James II Definitely run the numbers and if you need help trying to contact the owners there are several great online resources to be able to do so.  Would be happy to share with you if you are still having trouble.

Thanks for the replies!  Goals might be on the high side but I figured I have to start somewhere, looking forward to getting more advice on these forums, what a great way to learn.

Hi!

I am David Hulse, from Texas, currently investing with the buy-and-hold model in college towns. Seeing some very strong growth potential in several college towns in Texas and buying properties that will give a strong rate of return to investors with good upside to the property value.  Bought my first property, a duplex, and continuing to look for single-family or small multi-family housing near college campuses, mainly Texas A&M right now.  I would like to grow my holdings by 4x each year and go from there.
