I use Buildium and haven't found any reason to use any additional accounting software. The only thing I don't use Buildium for is property marketing. As a Broker in Texas, I put all my listings up on the MLS and that automatically links to trulia, zillow, etc.

That is kind of asking a lot for a broker to provide. It isn't that costly in time or money to just go ahead and get a license. I say go for it and get a license.

We usually require the security deposit be paid when the lease is signed and then the first month's rent is due before they get the keys. As long as you have the security deposit, you should be good to go.

If it's in your name, they'll use the 1.2k. However, as the sole member the LLC profits should show on your tax return. Make sure the lender is reviewing your tax return and they may be able to use the full business profit toward your DTI.
