@Jeff Byrne it stings when the folks you think would be the most supportive of your goals and dreams are the ones dampening them. Don’t take it personally! They’re merely imposing their subjective, paradigmatic fears upon you, thinking it’s their job to play opposition advocate, punching holes in your plan.

Consider limiting what you share with them and this will relieve them of their worry. Surround yourself with like minded investors who can offer objective counsel.

@Kerry Baird it’s been for sale for a few months. Started at 199 and down to 165k. Rents are only 2.5k and at the low end should be 3k. It will cashflow well and there is upside on rents.

@Kerry Baird I started out down the commercial loan trail and saw quickly that it was going to be a struggle and probably kill the deal waiting on the lender to tell me I needed more cash in it. Figured with the purchase behind me I could work towards pulling my money out of it.

Purchasing a 2 house 3 trailer property with a HELOC on my home. This enabled me to make a cash offer and quick close. Should I refinance once the purchase is final and pay back the HELOC? Pros and Cons? Thank you!

@Jaysen Medhurst I have a friend who runs a flooring business and can get the laminate installed for $1.50/ft. He is currently on the lookout for clearance material trying to get it at $1/ft. Otherwise it would be $2.50 for the high end LVP.

I am closing on my first rental 3/1 1000sf and the carpet is decent. I am considering putting in LVP throughout to make it appear larger and in hopes of maximizing the rent. Thoughts?

@Wes S. Thank you for the direction! This would be my first rental under a new LLC with no credit history. I asked to put the title in LLC name and finance in my name which has credit worthiness and the lender pushed back. I have an S Corp, but setting up this RE venture under new LLC.

My lender says I can transfer the title to the LLC after the purchase. Is this complicated and/or costly?
