@Stephen Kappre thank you so much, I spoke to one Realtor who said using conventional to buy is tough because some many investors in south jersey are offering cash offers. I will keep u in mind for future opportunities.

I am looking to start an LLC for buying homes, whether I rent or flip figure it is the right move. I was unsure of what was needed I googled it and a ton came up saying $25, $49, $79... after walking through each had a basic, Deluxe, and Premium? What do I need? Should I use legal zoom? Looks like the main difference on legal zoom between a basic and a Premier is the Company Certificates and seal? Do I need these is it worth the difference? Basic is 4 times less than Premier. Not trying to cut corners but rather not spend what I could otherwsie invest. Thanks for the help.

Hello everyone my name is David Klein. I am new to BPs and wanted to introduce myself. I have been thinking about getting into investing since I was a kid and saw the commercials for buying bills of sales. Now many years later I have decided to jump in. A little late but hopefully still in time to help make a difference. I live in southern New Jersey and am looking to but some rentals. I am looking for advice from some of those who have been in my shoes. I am not against using HMLs but would rather but my first without the high interest is that possible? I was thinking about getting a house under 150 (rather 100 or yes) and get conventional loan. Does this seem like a good idea or no? What methods and approaches work for others? Thank you for your time and advice.

Hey all I am looking to get into the investing world and trying to figure out the best way to start. I would like to get a property to rent but not sure if I should look for a HML or pull from my savings? I don’t have enough to pay cash for. House and do the Reno but thought about looking at foreclosure and using other resources. Just not sure please let me know thoughts, thanks.
