-I’m starting to see that when the market gets hot then new investors start going to high crime areas and convincing themselves that the market is Appreciating by saying the next door house is selling for more, forgoing the fact that the buyer for that house is a newbie with more money and less knowledge, those are the guys that are stuck with properties that they don’t need at the next recession, (a good example might be Newark, Irvington, in Northern NJ.

-personally I don’t invest in a street where I wouldn’t be comfortable walking on at 11 PM.

Good evening all, 

Dose anyone have information how to get a list of landlords that have filled for evictions in NJ ? to the best of my knowledge it is public records in New Jersey however you can not file a OPRA to get it and neither can you get it by going down in person to the court house, if anyone can shed some light on this topic that would be a great help.
