Hi everyone, my name is David and I’m in the Rio Grande Valley area.
I bought a home a few years ago using my VA loan. After the first year, I moved out and started renting it out. It's been generating a small monthly income—nothing huge—but I'm mainly glad it pays for itself.
Recently, I found out that the city has rezoned the area, and my property is now considered Residential/Commercial. I'm wondering if I can or should officially convert it to commercial use to potentially raise the rent and increase income.
Has anyone gone through this process or have any advice on whether it’s worth converting to commercial use in a case like this?

Hi! I am looking to invest in real estate and i live in a college town. Can someone please explain or share a link where i can find how to rent to multiple people like college students in a single family unit? I've already read a few books and been sitting in a few pod cast but none seem to answer my question.
