I recently purchased my first property in Oceanside close to downtown and am currently housing hacking which is working out very nicely. My mortgage is pretty hefty but I have two roommates which has helped significantly to the point where I am paying less than a third of my mortgage on my own. 

Not to mention that I purchased the property with 50k in equity and it has already appreciated 30k, which I can attribute to all of the new development happening in Oceanside. But in my limited experience in searching for properties in Oceanside, if you're looking for a cash flowing property that might be a little more difficult, unless of course you put down a large enough downpayment. 

I can't speak on Vista or Escondido, but hopefully that helps a little bit. Good luck!

Hello everyone,

I recently purchased a condo in Oceanside, CA and I am looking to rent out one of the rooms. I posted the room on Roomies and Craigslist about a week ago and have only received two interested tenants. Could anyone provide any tips or advice on how to market the room better so that it rents faster? Also provide any good websites besides rentometer to find a good price point for rent by the room?

Was wondering if I should start and LLC to begin investing in multifamilies or is it okay to do it without forming a separate legal entity? What are the pros/cons?
