Post: What to do with my house 500 miles away?

Hello,

I currently live in New Jersey but I purchased a house in North Carolina out side of Fort Bragg in a nice little sub division. Currently it is being rented and managed by a property management company. As of right now I have positive cash flow (not much) but I am on the fence about keeping it. When I first bought the property it appraised for more than the purchase price but since they continue to build in the neighborhood everyone's equity is dropping because they're offering the same model houses for cheaper with better amenities. So my questions are what could I do to either get rid of the house without going to the closing table with over $10,000 or just make it a better deal for me to keep? I feel like there is not much I can do as of now, but I just want to hear opinions. Thank you in advance.

I was reading a good article on here that talked about requiring an application to be filled out and returned prior to any phone conversations or showings. The article said that most people are too lazy to even fill it out, so those are the tenants you do not want any way. Also don't forget about sites like Trulia and Zillow. They have their own respective "For Rent" sections, which I am sure cost money, but probably a lot less than a realtor.

Hello all!

My name is David Pickard. I currently live in Rutherford, New Jersey, which is right outside NYC for those of you who don't know. I was active duty military for 7 years and just recently got out in 2014 and moved back to NJ. Not being pleased with the way my life has been going and working meaningless low paying jobs since separating from the military I decided it was time to figure it out.

The real estate goal I envision is to have a great passive cash flow from multiunit properties so I can pursue my passions and spend more time with my family. Right now I am starting from square 1, so right now my short term goals are to fill my mind with as much information as I can and find a good mentor.

Currently I own 1 property in North Carolina and I lease it though a property management company.  

I look forward to my future time spent on this site and the knowledge that everyone here possesses.
