Does anyone have experience with Turn Key Providers?    Is there anyone you have had experience with?   These two names keep coming up in my research.

GC Realty and Development

 Any experience?  Anyone else you would recommend?

Hi @Mark Payne My US Home is all over the place now as I haven't lived in the US for 17 years so the family is a bit spread all over.   For Hawaii I was introduced to people who I came to trust.   It's very painless to deal with them.  Hoping to replicate the same in some other markets.   I'm going to check out the Japan meet ups.

Hi Steven - My accountant introduced me to a Real Estate agent in Hawaii.   I remotely looked at properties with her.   Pictures and video chats.  She connected me to financing.   I ended up making an offer.  I flew over for a day to check out the place before closing just to make sure I was comfortable.  I don't think it was actually necessary now.   It was a super easy and straight forward process.   I want to find similar relationships in other markets.

I'm Dave. 

I'm an American living in Tokyo since 2001.   I work in technology but have a passion for investing in my spare time.  I have recently purchased my first investment property in January of this year and I am looking to invest in more.   I would love to learn from others on what are the hot areas to invest right now.  I am doing this all remotely so would love suggestions or advice on your experience with teams broker, contractor, housing manager you have worked with or recommendations on turn key companies that I could work with.  Any and all advice is welcome.

Hi @Lane Kawaoka!   Thanks for the reply.    Are there any turn key providers that you used that you would recommend?  If so I would love to hear about them.  

Is your question on Podcasts asking about podcasts for US people interested in investing in Japan?  If so, I'm not sure as except for my Japanese 401K all of my investments are in the US. If you are into modern investing platforms I highly recommend the Invest Like a Boss Podcast (despite it's silly name).  For platforms I actively use Upstart, Peer Street and Realty Shares with a lot of luck outside of standard ETFs and Stocks.

Thanks for the reply @Alan Sue!  I have heard of the meet up.  I work pretty close so i'll check it out one of these months.   Investing in Japan scares me.  I think you are fighting depreciation and I just don't know enough about the market and I've been here a long time.   I would love to hear from anyone who has had positive experience in Japan investing.   Do you have a turn key company that you use and recommend?

Thanks for the information.  I'm definitely looking to either Partner if I can find a good Partner or use a management company.   I have a pretty demanding job and travel a lot for work so I cant be taking tentant calls directly.

I would love any intorductions you have.

Hi

I'm an American Living in Tokyo.  I did my first investment in Hawaii in January.  It's a 4 Bedroom, 3 Bath in Hawaii Kai.  I was lucky as my accountant introduced me to a Broker who also doubles as a Property Manager so I was able to find a great place and ended up renting it back to the owner (Military and their orders changed after selling to me).   Her husband is a contractor so I can hire him if I need any work done.   I'm super happy with this arrangement as it all pretty passive from my perspective. 

I'm still new to investing.   I want to diversify a bit with my next investment and get something outside of Hawaii.  What is the best way to find a similar set up?   Good broker, property manager, contractor?    Is Turn Key Companies the best choice?   Any recommendations?   Is there a better approach?
